At the beginning of the year, FNAIM president Frédéric Pelou provided an overview of the 2015 real estate market and introduced the new website “bien’ici”.
He discussed the slight decline in resale apartment prices in the Alpes-Maritimes and the results of a survey questioning the confidence clients have in real estate professions.
For 2016, there is expected to be a stronger return of private rental investors, looking for alternative yields to financial investments.
FNAIM Côte d’Azur is considering whether the 2017 presidential election deadline will lead the Government to implement targeted measures aimed at reassuring a certain electorate.
According to its president: “In this regard, the appointment of the new Minister of Housing, replacing the soon-to-resign Sylvia PINEL, should be considered with great attention.”
The 2015 report is mainly marked by an increase in real estate resales, with a 5% average in the Alpes-Maritimes: Antibes +3%, Nice +5%, Menton and Cannes +8%.
A slight decrease in prices (between 0 and -2%), but an extension of the average time to close a sale, especially in co-ownerships which account for 80% of transaction volume in the department.
“The ALUR law is directly responsible for a delay extending from 3 weeks to 1.5 months,” states president Frédéric Pelou. An obstacle to the fluidity of transactions, resulting in cash flow delays since real estate firms receive their fees only once the sale is definitively signed.
In reality, the simplification introduced by the Macron Law in August 2015 only concerns the means of transmitting these documents, which can now be delivered to the buyer on an electronic medium, but not their collection.
Simplified real estate search
“Bien’ici” is the new feature that the FNAIM president introduced to the press. A website entirely designed by real estate professionals that brings together the four major organizations in the profession (FNAIM, SNPI, UNI, and FPI). The objective is to enhance the role of real estate agents and facilitate internet users’ access to all listings.
Facilitate real estate searches, with the possibility of a 3D preview of the apartment with a multiple and innovative search mode (free navigation, by city, by department, and soon by point of interest). The site is already accessible but will have all its functions by the end of January.
Trust in the real estate profession
For the second consecutive year, FNAIM commissioned IFOP to conduct a study on the relationships between consumers and real estate professionals. The 2015 barometer indicates increases in confidence, satisfaction, and repeat business indicators compared to the previous year (6 points more than in 2014).
