The “GallieNice” residence, which has just been inaugurated, includes 138 housing units (74 social rental units and 64 controlled-accession units), 138 underground parking spaces, a private interior garden, and a commercial space of 917mยฒ on the ground floor with parking.

In 2008, the city of Nice, owner of the land of the Galliรฉni block, located between the banks of the Paillon and the bottom of the Cimiez hill, launched a competition for the realization of a real estate program including social rental housing and involving the lessor Cรดte d’Azur Habitat.

The goal set by the city of Nice is the rehabilitation and requalification of an area with obsolete housing and the construction of a mixed-housing residence. The Bouygues Immobilier/JP Gomis/Stรฉphane Vollenweider group was declared the winner in September 2008.

When in 2011, the city of Nice transferred the land to Bouygues, it made significant efforts (a markdown of more than 1 million euros!) thus allowing Cรดte d’Azur Habitat to purchase social housing under a VEFA agreement at a controlled price for social rental and enabling future buyers in intermediate accession to purchase their housing at a controlled cost of 3,600โ‚ฌ/mยฒ excluding parking.

This operation is part of an exemplary environmental approach, inducing both in its bioclimatic construction and in the choice of its equipment, comfort for its inhabitants, energy autonomy, and managed energy expenses.
