On Monday, March 28, we attended the presentation of rehabilitated housing through the General Interest Program of the Nice Côte d’Azur Metropolis, in order to make an initial assessment.
This program, “Let’s Renovate Together”, extends from 2020 to 2023 and offers homeowners the opportunity to rehabilitate their homes with guidance and financial assistance, with the support of Anah, the State, and the South Region.
The objectives :
– Complete renovation: improve the quality of housing by combating substandard housing or putting vacant housing back on the market.
– Adaptation for the elderly or those losing autonomy: promote the home retention of people with disabilities or losing autonomy.
– Energy savings: improve energy performance and thus combat energy inefficiency.
For whom?
– Homeowners living in their primary residence requiring work.
– Co-owners.
– Private rental property owners.
The conditions:
– Homes that are over 15 years old.
– Work carried out by accredited building professionals.
– Do not start work before receiving acknowledgment of your complete application.
However, the aids are subject to technical and financial eligibility requirements. Landlord owners, in exchange for financial aids and tax benefits to renovate their housing, commit to renting their property annually at a rent below market price for six years.
Contact pigmetropole.nca@citemetrie.fr to learn more about your eligibility.
This program concerns 51 municipalities in the metropolis and also assists you, via Citémétrie, during administrative procedures: advice to the owner, home visits, verification of project eligibility, and support in assembling the application.
Example projects:
- Regarding the energy aspect: an owner, with estimated work costs of 29,668 euros, received 14,843 euros in funding, or 50% in grants.
The average amount of aid is around 72%. - Regarding the adaptation aspect: a retiree from Nice, with 20,000 euros of work to make his shower more accessible, benefited from 51.16% funding of his project, or more than 10,000 euros.
The average amount of aid is around 73%. - Regarding substandard and severely degraded housing: a homeowner with work costs of 56,178 euros was granted an aid of 40,046 euros, or 71%.
The average amount of aid is around 70%.
A homeowner who participated in this program was present to share her experience.
Her apartment, part of her family heritage, had been occupied for many years by a person who did no work, making it difficult to rent in that condition and the renovation budget too large.
With the help of this program, she was able to rent it out: “Without this aid, we wouldn’t have been able to rent out this apartment.”
However, there is a counterpart; for nine years for her, now the duration is six years, the rent will be 642 euros for a four-room apartment, in order to comply with the condition of renting below market price.
