In order to promote year-round rentals and combat the issues caused by short-term rentals, the city of Nice is once again tightening its regulations.


With more than 12,500 rental listings online, seasonal accommodations currently outnumber hotel rooms. The double consequence of this imbalance, according to Anthony Borrรฉ, the cityโ€™s deputy mayor, is โ€œthe explosion of disturbances and the shortage of affordable housing for year-round residentsโ€.

What is changing?

In the past, temporary authorizations were granted for a period of six years. With the new measures, authorizations will be granted for one year and tacitly renewed five times. This is a way to control and even revoke permissions in case of disturbances to public order.

Thus, it will be necessary to provide an โ€œexcerpt from the condominium rules not opposing furnished tourist rentals, in addition to a sworn statement or, failing that, the condominium agreementโ€. The city council also intends to prohibit the transfer of authorization from one property to another owned by the same owner.

However, to avoid disadvantaging students, a waiver will be created to encourage the practice of โ€œmixed renting, which involves renting to students during the academic year and renting to tourists for three months in summerโ€. The implementation of this measure will be monitored by CAF, Crous, and other student organizations.
