The ICONIC building, developed by the Phalsbourg Company in Nice, was awarded at the 26th Trophies of Trade Actors 2025. Winner in the “Multifunctional Project” category, it symbolizes a new phase in the transformation of the train station district.
The SIEC exhibition, the annual meeting of commercial real estate professionals, took place on June 11 and 12, 2025, in Paris. It was on this occasion that the Federation of Trade Actors in Territories (FACT) presented its trophies to the standout projects of the year. Among the eleven winners, the ICONIC project, located near the Nice Ville station, was awarded the Multifunctional Project Trophy.
Located between the SNCF train station and Avenue Jean-Mรฉdecin, ICONIC transforms a long-enclosed space into a new activity center. This 20,000 mยฒ building is designed to host multiple uses: retail, education, hospitality, culture, offices, and sports. It is part of an urban reorganization strategy, with no parking spaces but well connected to sustainable transport: tram, train, bike, and walking.
Designed by architect Daniel Libeskind, it features an angular silhouette quickly nicknamed “the Diamond” by locals. The complex is organized over six levels, reaching 35 meters in height. It notably includes a Hilton hotel, a performance hall, two educational institutions, shops, offices, and a gym. A landscaped promenade completes the layout, easing passage between surrounding neighborhoods.
According to project leaders, this operation was entirely funded by private investments. It allowed the neighborhood to evolve within a year, with the creation of 250 jobs and an estimated 15% increase in real estate value within the close perimeter.
A metamorphosis of the train station district
All commercial spaces were leased before the opening. Among the featured brands are a Uniqlo flagship store, a Monoprix, and several restaurants. The building also includes a 150 mยฒ rooftop accessible to the public.
The project was designed with particular attention to environmental challenges. It is BREEAM In-Use certified at the “Very Good” level and includes 1,200 mยฒ of solar panels, a water-loop heating system, entirely LED lighting, and low-emission materials. Energy consumption management and air quality were also integrated into the specifications.
For FACT, which organizes the Trophies each year, ICONIC “embodies the successful transformation of a neglected urban sector into a new attractive, secure, and modern living place.” This project thus enhances the momentum of the Gare Tiers program led by the Nice Metropolis.
Through this distinction, a particular vision of the city is also highlighted: mixed usages, energy sobriety, architectural quality, and accessibility.
