The city of Nice has officially issued the building permit for the construction of a 4-star hotel on the site of the former commercial hub of La Buffa. This project, led by the management company APICAP, plans for a facility with 358 rooms, a 1,000 mยฒ supermarket on the ground floor, and a two-level underground parking garage. This approval marks a key milestone after several years of discussions and adjustments with the Architect of the Buildings of France.
A strategic project for the neighborhood
The Buffa market hall, built in 1925, had been in decline for several decades. In 2007, an initial attempt at rehabilitation failed due to the developer’s bankruptcy. This new project, approved on February 14, 2025, is part of an effort to revitalize the city center and Gambetta Boulevard. The architecture will adhere to the requirements of Nice’s UNESCO perimeter.
Christian Estrosi, the mayor of Nice, stated: “The project launching today highlights the quality of investments made in the neighborhood regarding public spaces, quality of life, and mobility.” The municipality will ensure the proper execution of the work to ensure a harmonious integration into the urban landscape of Nice.
