Côte d’Azur Habitat obtains the unreserved renewal of the QUALIBAIL certification issued by AFNOR. This distinction confirms the commitments of the social landlord in the Alpes-Maritimes in terms of service quality, tenant support and continuous improvement.

Three years after initial certification, Côte d’Azur Habitat renews without reservation the QUALIBAIL certification issued by AFNOR. This framework evaluates the service quality of social landlords through several criteria, including tenant reception, request processing, complaint follow-up, resident information and management of technical interventions.

This renewal comes to recognize the actions implemented by Côte d’Azur Habitat throughout the residential journey of tenants. Before each rental, the housing units are subject to inspection covering in particular cleanliness, equipment, heating, ventilation and electrical installations. In 2025, 98% of housing units placed on the rental market were inspected according to quality standards.

The audit conducted by AFNOR also highlighted the good condition of housing units visited before their reletting. The evaluators notably noted the quality of work carried out, whether it be flooring, paint, electrical panels or sanitary equipment. According to the certifying body, the QUALIBAIL approach led the office to strengthen its level of requirement beyond regulatory obligations relating to safety and energy performance.

Strengthened tenant support

The responsiveness of technical interventions is also a work priority. Each request is tracked and emergency situations are treated as a priority. Since 2025, a satisfaction survey is sent after each technical intervention. In parallel, 91% of urgent complaints were handled the same day.

In terms of residential mobility, Côte d’Azur Habitat created in 2025 a dedicated rehousing unit to support transfer requests and housing adaptation. The office also participates in an exchange scheme with six other social landlords in order to broaden the possibilities offered to households. This organization made it possible to carry out 90% of advisory visits before departure and achieve 89% satisfaction with the support provided by property managers.

This certification is also the result of internal work mobilizing all of the office’s departments around audits, quality controls and indicator monitoring. Today, Côte d’Azur Habitat manages more than 21,000 housing units distributed across 90 municipalities in the Alpes-Maritimes and supports more than 46,000 tenants.

“The renewal of QUALIBAIL certification is an important recognition of our commitment to quality public service. For our tenants, service quality must be a concrete reality, perceptible at each stage of their residential journey. But behind this label, there are especially women and men mobilized every day to support our tenants, meet their needs and improve their living environment. This certification encourages us to continue our efforts and to always seek excellence in the service provided,” emphasizes Manuel Smadja, General Director of Côte d’Azur Habitat.
